Yes. The resort has 24 hour security and is fitted with intercoms, discrete security cameras and security access to the main and other ancillary entrances. The Henley on Broadwater apartments are secure, combining intercoms, telephones and electronic remote control garages. The resort is professionally managed, so your home will be safe whether you’re at home or away travelling.

In summary, to purchase and live at The Henley on Broadwater, you must be of retirement age and of good nature. Eligibility is by way of approval to ensure our community is a happy one.

It features The Broadwater Bistro along with in-room dining, a hair and beauty salon, a surround sound cinema, an outdoor heated pool and spa and a fully equipped gym. Yes. The Henley on Broadwater is situated just a short stroll from Australia Fair Shopping Centre which includes supermarkets, a range of specialty shops, cafes and restaurants. Surfers Paradise and Pacific Fair shopping centres are also easily accessed by the Gold Coast light rail from Southport.

The business owners of The Henley maintain the building and the external areas of the apartments. In addition, all the facilities are maintained to a resort quality standard and audited yearly by the Retirement Village Act to ensure this is the case.

No. To ensure the integrity of our community, we only allow homes to be owner-occupied.

The contract you sign when you purchase your home is legislated under the Retirement Villages Act. The contract provides you with security of tenure under Queensland Government Legislation and is registered with the QLD Lands Act.

Yes. The Henley on Broadwater have on-site trained personal carers managed by a team of registered nurses who are available 24 hours a day 7 days a week.

Yes. The Henley on Broadwater is in the heart of Southport, which has a choice of medical clinics, dentists, pathologists, optometrists, chemists, leading health care practitioners and hospitals.

The weekly general service commitment for 1 bedroom units starts from $159.96 per week and a two-bedroom apartment is $165.88 per week.

A weekly fee is payable by you to The Henley on Broadwater. The fee covers the cost of the resort management personnel and staff as well as the maintenance of all common areas, use and maintenance of all the facilities.

Weekly fees are charged monthly by way of direct debit from your nominated bank account.

It may increase, the weekly fees are budgeted annually and capped by CPI or by market review.

You are responsible for normal services such as electricity, telephone, gas for your hot water and home contents insurance.

No. Stamp Duty does not apply to apartments at The Henley on Broadwater.

The Henley on Broadwater was built by leading builders and designed by award winning architects. The Henley on Broadwater looks and feels like a 5 star resort.

Yes. The building is protected from termites and pests in accordance with council building regulations and Australian Standards.

Yes, at any time, either we can assist you in selling your home or you can appoint an external selling agent. However the home must be sold to an approved purchaser.
